This time of year, sellers often wonder if they should keep their property on the market or take it off? Wait to list until after the first of the year, or hold off until spring? Here are the top reasons to sell your home during the holidays.

1. Buyers are still looking—online. Today, serious homebuyers are always looking. They may check out the latest listings in their Zillow iPad app before bed or while waiting for the kid’s soccer game to end. Also, they don’t shift into holiday mode until the last minute. Even during the holiday break, they’re still squeezing in work. So why not keep monitoring the latest real estate listings, too?

2. There’s not much competition. Many sellers still think that buyers hold off during the holidays. And so, a lot of sellers don’t bother to list this time of year. Ultimately, this means the competition for sellers is light at a time when there are motivated buyers out there looking.

3. The holidays are a good time to adjust your home price or strategy. Has your property been on the market for months? Most buyers and agents will see it as stale or overpriced and disregard it. When that happens, you should take action. The year-end holidays can be a great time to shift course and show the market you’re listening and are serious about selling. Motivated buyers, desperate for good inventory this time of year, will notice and give your home a look.

4. Don’t want to be bothered during the holidays? List in January. During the holidays, the idea of keeping the house clean, holding open houses, and vacating to accommodate last-minute showings is a deal killer for many sellers. If so, consider listing your property after New Year’s Day. Inventory is still very tight. And many people—having done their year-end tax planning or made their New Year’s resolutions—will be more motivated than ever to buy a home come January.

The bottom line: At the end of the year, demand for homes often increases at a time when inventory is traditionally low. So if you’re motivated to sell, you’ll have an even more ‘captive’ audience.
