Can I cancel a real estate contract before inspections?

So long as you have an inspection contingency, a buyer can cancel a real estate contract before inspections. A buyer can exit the contract, walk away and get their money back, no question asked. The inspection contingency is the “walk away for free” contingency. Buyers have gotten cold feet or found another home, before their inspections and were able to exit the contract.
