Can the seller cancel a real estate contract?

Once a buyer and seller have signed an agreement to purchase, it’s rare that a seller can cancel a real estate contract. Normally only the buyer has contingencies, or exits, from the contract. If the seller did want an exit, it would be a negotiation item early on and you would know about it.  If you have a signed contract, you are probably safe.
