How to Sell Your Home With Photos
Web appeal is the new curb appeal. And if you’re serious about selling your home, take your listing photo shoot seriously. If your photos don’t excite buyers, they may not bother to see the property in person. The trick is to work with an expert real estate agent and prepare for your photo shoot as much as you would for an open house or private showing. Here’s how to sell your home with photos.
1. Always add photos to your online listing
Today’s buyers receive email and text alerts when a new home matching their criteria hits the market. When these alerts go out, buyers expect to see a complete listing—and that means photos. If the photos aren’t there, buyers (and agents) will most likely not go back later and look again, once the photos are up. Think of it this way: You’re adding an extra step for them, and it comes across like you don’t have your ducks in a row. Either way, you’re not putting your best foot forward with potential buyers.
2. Clean, declutter, organize and remove stuff
Spend time preparing for the photo shoot. Fluff the pillows, put toilet seats down, put Fido’s bowl and toys away, and ensure the home is in impeccable condition.
People can zoom in, zoom out and play with photos in online listings. This gives them the chance to notice anything. If your photos don’t show your home well, it sends a message to the buyer that you don’t care, and that you’re not a serious seller.
3. Get the best quality photos
It’s a good idea to hire a professional photographer who will take high-resolution photos and bring extra lighting or equipment to enhance their work. They’ll also take dozens of pictures and work tirelessly to show your home in the right light and from the best angles.
4. Show lots of photos
When it comes to photos, the more, the merrier. You want to make it easy for buyers to learn more about your home.
Listing photos often give buyers their initial impression of your home. The images also serve to help orient buyers after the first or second showing. Once they’ve been through the home in person, they’re better able to relate to the floor plan and how it flows. Going back to the listing photos allows them to make connections and dig deeper. Encourage them to do so by posting plenty of photos.
