Listing agents often argue that they’ve become a waste of time because most people who attend are just ‘looky-loos.’ The open-house naysayers argue that serious buyers won’t wait for an open house. They see the house online, and if they’re interested, they want an appointment for a showing right away.
Here’s why open houses still matter.
1. Serious buyers don’t materialize in a puff of smoke. They become serious over time, looking at properties online or at open houses on their own before even engaging an agent. Buyers need to be educated about the market, the types of homes available, as well as what to expect in their price range. Open houses give buyers a no-pressure environment in which to deepen their education about the local market, so they can make a more informed decision.
2. Open houses are convenient for sellers. Instead of having to clean the home and vacate it multiple times during the week, a two-hour Sunday open house allows as many people as possible to take their time and view the home thoroughly. You don’t have to make a bunch of appointments just to get buyers in the door. Also, with an open house, listing agents don’t have to constantly run around town, showing properties to buyers who may not even be serious. If nothing else, open houses can weed out the tire kickers so that when you make an appointment to show your home, chances are it’s with a serious buyer.
3. Open houses help sellers gauge reaction to their home. Opening up your house to the masses is the best way to get a feel for how the market responds to your home. Are people walking in and out quickly? Or are they hanging around? What questions are they asking? What are their biggest concerns? This is valuable information you can only get from holding an open house.

Agree about open houses. I did one for another agent in office found an investor . Do you have any other tricks or tips for new agents to get clients?
Since I am a primary buyer’s agent, Open Houses have been my main source of generating leads. I host several Open Houses for my colleagues who are mainly listing agents and once the “looky-loos” arrive I introduce myself and the services/knowledge I can provide to them. Even, if they don’t show interest in the actual Open House property we eventually (it can take up to a year) end up engaging in a relationship that often ends up in a win win situation.
On the seller’s side, many of the Open Houses I’ve hosted (not all though) have received in less than a week or so multiple offers. I know this is a “local result”. Nevertheless, visitors comments are that “this digital era” has created deceitful pictures and nothing better than the actual look instead”.
